Envirotreat was commissioned by Key Land Capital to undertake a desk study and combined geotechnical / geoenvironmental site investigation for proposed residential development.
- Phase 2 intrusive site investigation completed to support residential redevelopment proposals.
- Ground conditions comprised shallow Made Ground over natural Helsby Sandstone Formation.
- Comprehensive programme including boreholes, soil testing and six rounds of ground gas monitoring.
- Localised elevated metals identified within Made Ground adjacent to Birmingham Road.
- Trace asbestos identified below laboratory detection limits in a single sample.
- Ground gas monitoring confirmed very low risk conditions with no detectable methane.
- Site classified as Characteristic Situation 1 (CS1), with no ground gas protection measures required.
- Simple remediation strategy recommended through placement of clean cover within landscaped areas.
- Assessment supports redevelopment of the site for future residential use.
